Our ESG-Strategy

We have a holistic understanding of sustainability. We develop and construct buildings with a long service life because we factor in future requirements for housing and work facilities and integrate alternative usage scenarios into our approach. A central role is played here by showing respect for raw materials and using resources judiciously. It is our goal to bring innovative solutions to bear to further reduce the carbon footprint of our projects. To act sustainably is part of our entrepreneurial DNA and is the underlying maxim in all areas of our work.

Live responsibility

In the projects we develop we deploy different solutions and technologies in order to proactively move closer to a circular economy and support net zero. To the same extent, high social and ethical standards define our everyday action as employers and as a business enterprise.

Reduction in grey energy

We integrate the buildings’ eco-balance into our planning. Our objective in new-build projects: less than 500 kg CO2e/m². Moreover, we aspire to achieving energy efficiency classes 40, 40 EE, 40 NH as well as 40 plus when creating future buildings.

Sustainability in buildings

We increasingly prioritise the selection and use of construction materials that are as far as possible non-toxic, recyclable and fairly produced. Moreover, we have set ourselves the task of achieving a recycling ratio of at least 80% of the construction and demolition waste.

Focus on staff

The health and well-being of our staff is particularly close to our hearts. We promote diversity in our teams and advocate a working environment free of discrimination. We optimise the working environment, offer regular further training schemes and events, and are active in promoting the next generation of staff.

With a view to society

As designers of living spaces we are part of interaction and life in society, and bear responsibility at the micro level for the macro level. We deliver projects that add value for the inhabitants and consciously include cultural and childcare facilities as well as leisure-time zones into our ensembles – in close consultation with local authorities, local inhabitants and tenants.

Manage to Green

“Manage-to-Green” is all about breathing new life into existing buildings. The aim is to turn properties with poor CO2 footprints into sustainable spaces that benefit both the environment and people. We believe that revitalizing existing buildings will become a cornerstone of CO2 reduction strategies, offering the most efficient path forward. With our KAIA project, we’re leading the way by revitalizing a landmark property along the scenic Main River.

Was bedeutet Cradle-to-Cradle?

Das Cradle-to-Cradle-Prinzip ist ein ganzheitlicher Ansatz zur Gestaltung von Produkten und Prozessen, bei dem Materialien so konzipiert werden, dass sie nach ihrer Nutzung entweder biologisch abbaubar sind oder als hochwertige Rohstoffe für neue Produkte dienen. Ziel ist es, positive Auswirkungen auf Umwelt, Wirtschaft und Gesellschaft zu erzielen, anstatt lediglich Schaden zu minimieren.

CRREM-Pfad

Was ist der CRREM-Pfad?

Der Carbon Risk Real Estate Monitor (CRREM) stellt der Immobilienbranche transparente und wissenschaftlich fundierte Dekarbonisierungspfade zur Verfügung, die an den Pariser Klimazielen ausgerichtet sind. Ein CREEM-Pfad zeigt die CO2-Emissionen, die beim Betrieb eines Gebäudes entstehen. So wird das Stranding-Risiko für Immobilien und Portfolios bewertbar. Mit Hilfe von effektiven und CO2-senkenden Maßnahmen, lässt sich der Wert von Immobilien und Portfolios sichern bzw. steigern.

Was ist Dekarbonisierung?

Dekarbonisierung beschreibt den Versuch, Gebäude im Hinblick auf Errichtung, Betrieb und Rückbau klimaneutral zu planen, sodass die CO₂-Emissionen über den gesamten Lebenszyklus einer Immobilie so gering wie möglich ausfallen. Hierfür werden bei Beginn des Projekts verschiedene Maßnahmen geplant, um die CO₂-Emissionen in allen Projektphasen zu reduzieren.

Was ist Graue Energie?

Im Kontext von Immobilien bezeichnet Graue Energie die Summe der im Gebäude gebundenen Energie. Dazu zählt in erster Linie die bei der Gewinnung und Herstellung der Bau- und Rohstoffe, sowie dem Bau erzeugte Energie.

Manage to Green

Was bedeutet “Manage to Green”?

“Manage to Green”-Konzepte beziehen sich auf die Revitalisierung von Bestandsgebäuden. Ziel ist es, aus einer Immobilie mit schlechter CO2-Bilanz – einer sogenannten schwarzen Immobilie – durch emissionsoptimierende Maßnahmen ein Gebäude zu machen, das gut zur Umwelt und den Menschen ist (dunkelgrünes Gebäude).

Revitalisierung

Was ist eine Revitalisierung?

In der Regel verursachen Neubauten bis zu 50 Prozent ihrer CO2-Emissionen in Form von grauer Energie. Insbesondere die Errichtung der Tragstruktur, des Rohbaus und der Gebäudehülle sind für einen wesentlichen Anteil der CO2-Emissionen verantwortlich. Das liegt vor allem am zurzeit noch unvermeidbaren Baustoff Beton. Bei einer Revitalisierung bleibt die Rohbaustruktur des Bestands erhalten, sodass ein Großteil der grauen Energie nicht erneut freigesetzt und damit enorm viel CO2 gespart wird. Genau dieses Konzept verfolgen wir bei unserem Projekt KAIA.

Stranded Asset

Was ist ein “Stranded Asset”?

Ein Stranded Asset beschreibt eine Büroimmobilie, die im Betrieb mehr CO2 ausstößt, als es der vereinbarte Zielpfad (CRREM-Pfad) im Pariser Klimaabkommen erlaubt. Immobilien, die diesen Markterwartungen langfristig nicht standhalten, werden zu Stranded Assets – also zu verlorenen Vermögenswerten. Immobilieneigentümer und Investoren können das Stranding-Risiko, sowie CO2-Risikofaktoren mit zielgerichteten Maßnahmen minimieren und damit den Werterhalt sichern.

Kinder fördern Zukunft e. V.

G&P supports Ski Excursion

In January 2024, 130 children from the Bethanien Children’s and Youth Village in Eltville-Erbach experienced an unforgettable ski trip to Hochfügen in the Zillertal. The excursion, initiated by the KINDER FÖRDERN ZUKUNFT E.V. organization and its chairman Peter Matteo, was made possible by generous donations from the Allianz for Children Foundation and Allianz General Agency Schmidt & Schmidt GbR in Offenbach.

Health Day

G&P supports healthy living

Balancing health and work is not always easy. Tight schedules often lead to short lunch breaks and quick snacks, while post-work fatigue can make exercise feel out of reach. To combat this, we hosted the G&P Health Day in September 2023. A nutritionist joined us to share easy, nutritious recipes and provided practical tips for integrating fitness into daily routines.

First Aid & Fire Safety

G&P equips employees for critical situations

In March 2023, G&P colleagues participated in comprehensive First Aid and Fire Safety training organized by the HR department. Due to high demand, we held three full-day sessions, training 36 employees to handle emergency situations effectively.

Reforestation

G&P plants 400 Hectares of Forest

Together with Cara Investment GmbH, G&P is contributing to a large-scale reforestation project in the Rothaar Mountains, North Rhine-Westphalia. Led by Colliers Land & Forst, the initiative aims to revitalize 400 hectares of forest damaged by drought and storms. By planting climate-resilient tree species, these areas will be brought back to life, with the potential to capture approximately 40,000 tons of CO2 per 230 hectares over 30 years. Our commitment to reforestation began in 2021 with the planting of 4,800 trees on an 8,800-square-meter meadow in Hetzbach, South Hesse.
